Porini Point, a residential development in Tatu City, sold out on the night of its launch in November 2025. Prices started at KES 7.5 million. In the same period, Unity East, Unity West, and Unity Gardens — all built by Unity Homes — were also fully sold out. The Elara Residential Development launched in April 2026, adding to a list of new projects that continue to find buyers.
This is not a soft market. It is an estate with verifiable demand — from residents, from investors, and from a professional population that is growing because of the businesses, data centres, schools, and commercial developments choosing to locate within Tatu City's Special Economic Zone framework.
Who is moving into Tatu City
Tatu City's SEZ status — Kenya's first operational Special Economic Zone — carries specific incentives: reduced corporate taxes, zero-rated VAT, and import duty exemptions. According to tatucity.com, more than 110 businesses are already operating within the estate. Nxtra by Airtel Africa has built a 44MW data centre there. Hounen has committed to 63,000 sqm of development. Business Bay Square will bring KES 65 billion in commercial activity across 60 acres. In May 2026, Rendeavour was appointed as the African Continental Free Trade Area's inaugural implementation partner.
These businesses bring professionals. Professionals arrive before they find permanent housing. They come on fixed-term contracts, on secondments, on projects.
